What Actually Goes Wrong With Septic Systems Out Here?
The failures track the ground and the climate, and they're a little different from what you'd see in softer country. The most common serious problem is a drainfield that can no longer accept water (and on shallow Sandia granite or over an Estancia Valley caliche shelf, fields run closer to their limit to begin with, so a neglected tank or a wet year pushes them over faster). You see it as effluent surfacing, slow drains that won't clear, or a soggy patch over the field.
The second big category is aerobic component failure. Because so many homes here run aerobic systems the soil demands, there are simply more moving parts to fail: air pumps that quit, chlorinators that run dry, control panels and alarms that fault, spray heads that clog. These aren't catastrophic if caught early, but ignored they let the treatment process collapse.
And then there's elevation. At 7,000 feet in places like Sedillo and the higher foothill lots, a hard freeze can crack lines or stress a lightly used system — the kind of cold-snap failure that fills our phone in January. Knowing which of these three you're actually looking at is half the repair.
