What Does A Septic Inspection Actually Cover?
A real inspection is more than lifting a lid and glancing in. We locate and open the tank, measure the sludge and scum levels, and check the inlet and outlet baffles and the effluent filter (the parts that quietly fail and send solids toward the drainfield). Then we evaluate the drainfield itself for the signs that matter out here: standing effluent, saturation, or odor that says the field is struggling to accept water.
On an aerobic system there's a whole second half to the job, and it's the half that matters most in our area, because so many East Mountain and Estancia Valley homes run aerobic systems the poor-perc ground requires. We check the air pump, the disinfection step (chlorine or UV), the control panel and alarm, and the spray or dispersal field — the moving parts that keep treatment within spec. A system can look fine at the tank and still be failing at the treatment stage, and that's exactly what a proper inspection catches.
You come away with a clear readout: what's healthy, what's marginal, and what needs action — not a vague thumbs-up.
When Do I Actually Need A Septic Inspection?
Three situations drive most inspections. The first is a real-estate transaction (we cover that in depth on our real-estate inspection page). The second is compliance: if you're on an aerobic system, or in unincorporated Bernalillo County where systems run under the county's maintenance program, scheduled inspections aren't optional...they keep your permit in good standing, and skipping them invites both failures and paperwork problems. The third is a warning sign you want diagnosed before it becomes an emergency: a slow drain, a wet spot, an alarm.
There's also a quieter reason that's specific to how people live out here. A lot of homes in the larger communities (Sandia Park, San Pedro, PAA-KO) are second homes or seasonally occupied, and a system that sits lightly used for months can develop issues no one's around to notice. An inspection before a season of heavier use, or right after buying an older mountain property, tells you exactly what you've actually got.
What Does An Inspection Cost (And Is It Worth It)?
An inspection is one of the least expensive things you'll ever do for a septic system, and it routinely saves five figures. Catching a cracked baffle, a failing pump, or a drainfield in early decline lets you address it on your terms and your budget...instead of after a backup, when the same problem is an emergency and the drainfield may already be compromised. On our granite and caliche ground, where a replacement field is a major excavation, the early catch is worth far more than it costs.

If the system's healthy, we'll tell you that and leave you alone...a clean inspection has value too. Does HomeField Do Septic Inspections Differently?
We inspect to inform you, not to upsell you...and because we read your system in the context of where it actually sits, the report means more. A drainfield showing strain on shallow Sandia granite is a different conversation than the same reading on deep valley loam, and we'll explain which yours is and what it implies. The same goes for elevation: a lightly used system at 7,000 feet in Sedillo carries freeze considerations a valley lot never sees, and we factor that in.
