Parts of this stretch of southwest Travis County sit over the Barton Springs segment of the Edwards Aquifer recharge zone, where a lot has to carry an acre per home, hold the tank 50 feet and the drainfield 150 feet off any recharge feature, and come with plans from an engineer or a licensed sanitarian. Older platted lots get carve-outs. Where Austin's program reaches the recharge zone, treatment has to reduce nitrogen. Those rules decide what a purchase or a remodel actually costs, so we quote to them up front.
