What Design Covers

What a Septic Design Covers Before Anything Is Dug

A septic design is the plan your system is built from. It starts with a look at your lot and ends with approved plans showing what goes where, sized to your house.

Only then does installation begin. Once the system runs, its pump-outs, checks and the odd repair come from the same team, through our residential septic services.

What a Septic Site Evaluation Checks on Your Lot

Before anyone plans a system, someone has to know what's under your yard. A site evaluation looks at the soil, how well it takes water and how high the water table rises in a wet season. Some still call it a perc test, its old name. It also notes where the house, well and property lines sit.

Who Is Licensed to Design a Septic System

In Fort Bend, a licensed site evaluator or professional engineer evaluates the site, and a professional engineer or registered sanitarian designs the system. You don't need to find and line up those people yourself. We bring in the licensed professionals your lot calls for and keep everyone working from the same plan.

Why Nearly Every Design Here Uses Drip or Spray

The ground decides. Dense clay barely drains, and for weeks or months a year the water table sits half a foot to two feet down, so a standard drainfield has nowhere to go. That's why drip or spray is the norm for new systems here, and an aerobic one needs an aerobic maintenance contract.

Our Process

Septic Design, Step by Step

01

Tell Us Your Plans

Tell us about the lot, the house you're planning and how many bedrooms it will have. Rough plans are fine at this stage.

02

Evaluate The Site

A licensed site evaluator looks at the soil and water on your lot and marks out where a system could fit.

03

Plans And Paperwork

A licensed designer sizes the system and draws the plans, and we make sure the permit gets submitted correctly.

04

Approval, Then Build

Once the plans are approved, the system can go in. Our septic installation crew builds it to the approved design.

WHAT TO EXPECT

What Shapes Your Design

No two designs come out the same. Your soil, lot, bedrooms and any floodplain rules decide what the system needs and what it costs. Call, and we'll talk yours through.

Your soil

The site evaluation shows what the ground can take, and that decides the type of system.

Your house

The number of bedrooms sets the size the system has to handle.

Your lot

Its size, any floodplain and where the house and well sit all shape the plan. You hear the price before work starts.

Design In Fort Bend

Septic System Design in Fort Bend County

In Fort Bend, design starts with who approves it. On unincorporated land, and in a few smaller cities by agreement, that's the county; our Fort Bend County septic permit page explains how.

Some Texas counties let a home on 10 acres or more skip the permit. Fort Bend doesn't, so even a large tract needs one. We plan for that from the first call.

Where New Systems Go in Fort Bend

Most new systems in the county go in on rural acreage: along the FM 359 corridor, out around Needville and on the acreage near Fresno. If you're buying land out there, talk to us before you close. We'll tell you what kind of system the lot is likely to need, so the house plan can leave it room.

Septic System Design in Brazoria County

Septic design in Brazoria County depends first on where your lot is. Manvel runs its own septic program, so the city issues permits inside its limits. Elsewhere, see who permits septic in Brazoria County.

Unlike Fort Bend, Brazoria lets one home on a tract of 10 acres or more skip the permit; we'll check whether yours qualifies. On a floodplain lot, the plans anchor the tanks and seal the risers.

Septic Design in Galveston County

Building in unincorporated Galveston County? The Galveston County Health District permits septic there, so that's where your design goes for approval. We make sure your permits are done right for that office, and you only deal with us. Our page on who permits septic in Galveston County has the details.

Septic Design in Wharton County

Wharton County permits septic outside city limits and inside East Bernard, and it asks for a licensed designer on aerobic or spray systems. We'll bring one in as part of the job. Read more about who permits septic in Wharton County.

Septic Design in Matagorda County

Matagorda County permits septic outside city limits, and every system there needs a permit, whatever the acreage. If the lot has a well, the county asks for at least one acre, so check with us while you're still weighing up land. See who permits septic in Matagorda County.
