Who Runs the Galveston County OSSF Office

Building on the mainland, or replacing a system that's worn out? The Galveston County Health District is the state's authorized agent for septic permits in the entire county, so your permit comes from there.

That's true inside the cities too, with two wrinkles: your city still has a say through the building permit, and League City sits in two counties. We sort out both for you.

When Your Address Is Inside a City

Building inside Santa Fe, Dickinson or another city? The city issues the building permit, which waits on the Health District's approval of the septic plan, so we start the septic plan first. League City sits in two counties: the Galveston County Health District permits septic on its Galveston side; Harris County, on its Harris side.

Addresses Near the County Line

Near the western county line, the mailing address can point the wrong way. A Pearland or Alvin address there can mean the land is in Brazoria County, where a different office and its own rules apply; our page on Brazoria County permit rules covers them. Send us the address, and we'll confirm the county and the office before anything is drawn or filed.

Permit Steps In Galveston

How a Galveston County OSSF Permit Works

A new or replacement system gets its permit in a set order, from the first look at the lot to the last inspection. The forms call the system an OSSF, short for on-site sewage facility.

Knowing the order keeps a build from stalling while the paperwork catches up. The same office permits commercial systems, so a shop or church follows the same steps as a house.

Site Evaluation and Design Come First

Each permit starts on the lot itself. A site evaluation comes first, and the Health District wants it with every application. The evaluation looks at the land and its soil, and the design sets the type of system, its size and where it sits. Getting septic design and permit filing right at this stage keeps the later steps moving.

The Construction Inspection

Once the plan is approved and any building permit is in hand, the system goes in, and the Health District inspects the construction. When we put in new septic systems, we build to the approved plan, so the inspection checks the work rather than changes it.

Why the Health District Would Come Back

Had the inspector flag something? A failed construction inspection means corrections and a re-inspection, and the system waits until it passes. That's separate from the routine septic inspections an aerobic unit gets under its contract, and from a real estate septic inspection a buyer or lender may ask for.

Where HomeField Fits in the Paperwork

We'll get your system designed and permitted. We put the application together, make sure it's done right and answer the Health District's questions. On our installs, the permit is usually included in the price of the job. One team takes you to a working system, then looks after it through our septic service across Fort Bend, Brazoria and nearby counties.

WHERE WE WORK

Where the Septic Homes Are

Around Santa Fe, homes beyond the water district's lines stay on septic, thickest south toward Hitchcock and west toward Arcadia. New permits still go out there every year, so older trench systems sit beside newer spray and drip. We pump, repair and check both kinds, whichever is in your yard.

In Dickinson, the part south of Dickinson Bayou and west of I-45 runs on private wells and septic. The state's cleanup plan for Dickinson Bayou puts better septic management first, so a tank kept pumped and checked does good beyond your own yard. We look after those systems, and the ones around La Marque.

In League City, septic sits on the southwest side near FM 517 and out on the far west side; most of the city is on city water and sewer. If your home there still has an older system, it needs care like any other. Call us if you have questions about your system.

Aerobic Rules In Galveston

Galveston County Septic Requirements

Nothing goes in the ground until the Health District permits it, and on the mainland, the soil decides much of what that permit will allow.

Aerobic owners have a contract to watch, and we can carry it for you. If your lot sits low, a second county office may want a look too.

Why New Systems Here Use Drip or Spray

Planning a system on the mainland? The ground is mostly flat clay and loam that drains slowly, so water from a standard trench has nowhere to go. That's why most new systems in our area drip or spray instead. We'll match yours to the lot before anything is drawn.

The Maintenance Contract and the Health District

Running an aerobic unit? Aerobic systems need a contract with a licensed provider for at least the first two years, and state rules call for a check at least every four months. The contract is filed with the Health District, and businesses follow the same rule. Our maintenance contracts that meet the county rule and commercial maintenance contracts keep the checks on time.

Floodplain Lots and a Separate County Office

Building on a low lot, or near a bayou? Galveston County runs the county floodplain office separately from septic permits, so a lot in the floodplain can involve a second office alongside the Health District. Send us the address early, and we'll find out whether the floodplain office has a say before the design is finished.
