Arizona’s real estate market moves fast, and if your home is on septic, you’ve got one extra step before closing: the ADEQ septic inspection. This isn’t something you want to leave until the last minute.
Your inspection holds for six months. The smart move? Have it completed as soon as you put your home on the market. While your system might seem like it’s working fine from inside the house, hidden issues below the surface can cause major delays or kill a sale entirely.
Getting ahead of any potential repairs helps ensure a smooth transaction and shows buyers that you’re on top of your home maintenance.
Common Septic Problems That Can Derail a Sale
Root Intrusion
Tree roots love moisture, and your septic tank and lines are the perfect target. Roots can find their way through the smallest cracks or pipe joints, creating blockages and damaging components over time.
Once roots get in, they grow fast and can interfere with the flow of water and waste. If discovered during inspection, root intrusion must be addressed before a sale can move forward.
To avoid future problems, keep landscaping away from your septic tank and disposal field.


Corroded or Damaged Tanks
Older concrete tanks are prone to corrosion, especially in areas where gases rise and settle under the lids. Corrosion can cause concrete to flake or weaken and plastic lids to become misshapen.
If the inspector sees significant wear, cracks, or structural damage, the tank may need to be repaired or even replaced before the system can pass.
Driving or Parking Over the Tank
It might seem like no big deal to pull a car or trailer over the yard, but heavy vehicles can put major stress on a septic tank or disposal field. Tanks can shift, crack, or even collapse under too much pressure.
If the inspector sees signs of settling or lid damage due to weight, that’s a red flag. Always keep traffic off the septic area—before, during, and after the sale.
Excessive Solid Buildup
If the system hasn’t been pumped regularly or has been misused, solids can build up inside the tank. Flushing wipes, feminine hygiene products, or using a garbage disposal too often can overload the system and lead to clogs or backups.
This kind of misuse is easy to detect during inspection and often results in a failed report. The good news? It’s preventable with proper use and regular maintenance.
