The Pros and Cons of Buying a Home on Septic

The Pros and Cons of Septic

August 19, 2025

If you’ve always lived in a home connected to the city sewer, the idea of owning a property with a septic system might feel a little intimidating. But did you know that about one in five homes in the U.S. rely on septic systems? Understanding how they work—and the pros and cons of septic—can help you feel confident when considering one.

How a Septic System Works

Unlike municipal sewer lines that serve entire neighborhoods, a septic system is a private wastewater treatment setup for just one property. Most systems include a concrete tank buried underground. This tank collects wastewater from inside the home—everything from toilets to sinks and showers.

Inside the tank, solids sink to the bottom to form sludge, while oils float to the top. The middle layer, called effluent, flows out into a series of perforated pipes buried in a drain field. These pipes sit in gravel or sand trenches. As the effluent moves through the soil, natural filtration removes harmful contaminants before re-entering the groundwater.

Over time, sludge builds up and needs to be pumped out by a professional.

How a Septic System Works

Pros of Having a Septic System

  • Cost savings: You won’t pay monthly sewer fees, which means potential long-term savings.
  • Environmentally friendly: When maintained properly, septic systems naturally treat wastewater right on your property.
  • Independence: You aren’t tied to city infrastructure, which is ideal for rural areas.

Cons of Having a Septic System

  • Maintenance: It’s up to the homeowner to schedule routine pumping and inspections.
  • Repairs: If something breaks, especially the drain field, repairs can be costly.
  • Limited use: Septic systems require mindful water and waste habits to stay balanced and functional.

Should You Get a Septic Inspection?

Always. Before buying a home with a septic system, get a professional inspection. It’s the best way to uncover hidden problems, understand the system’s condition, and avoid future surprises.

Septic systems aren’t scary when you know what to expect—and with regular care, they can serve your home for decades. HomeField Onsite Environmental is here to help every step of the way.
